A derelict 1918 foundry in Fort Collins had good bones and a bad future. We ran a careful structural assessment, kept the heavy-timber and brick character worth keeping, and rebuilt everything else to current code — seismic upgrades, a new envelope, full modern MEP. The result is 68,000 square feet of offices and a food hall that reads as historic but performs to LEED Gold. The greenest square footage in the city, because it was already there.
